Discuss belongings, debris, unfinished projects, and access to the property. Any agreed clean-out or items left behind should be written into the purchase agreement.
As-is describes the condition being purchased. It does not mean that all other contract terms or disclosure obligations disappear.
Choose between work and convenience.
Renovating or listing as-is on the open market are also options to discuss with an agent. A direct offer can save preparation work, while a wider buyer pool can produce a different price.
